None of this is required to make first contact, but having it nearby makes the first 20-minute call meaningful instead of administrative.
- Income: latest two payslips (PAYG) or last two years' tax returns + BAS (self-employed).
- Liabilities: credit card limits (not balances), personal/car loan balances and remaining terms, HECS balance, any BNPL accounts in active use.
- Living expenses: a realistic monthly figure. The lender benchmarks against HEM but uses the higher of the two, so understating doesn't help.
- Property: if there's a specific property, the address or postcode and the price band. If you're shopping the upper limit, your panel-spread number from the calculator.
- Time pressure: contract date if there's one, or "exploring" if not.
Where we work
Gold Coast and broader Queensland. Most clients are remote — phone, email, video. Documents come in electronically. If you'd rather meet in person, we can arrange that on the Coast.
